Value for Money

Glenbrook is believed to offer the finest value of any similar community in Australasia.

The daily running costs of Glenbrook and the personal services available operate on a cost recovery basis. For this reason Glenbrook offers one of the lowest living costs of any similar community in the country.

Glenbrook's community now operates under the Retirement Villages Act 2003 and offers residence within the community through an Occupation Right Agreement. A Statutory Supervisor, approved by the Government, ensures villages are operating responsibly and that residents receive accurate and complete information on how the village is performing.

What costs will apply while I am living at Glenbrook?

All residents pay a weekly community outgoings charge. In return you will receive the following services:

  • External maintenance of all homes.
  • Insurance on all buildings (including your home, but excluding your personal possessions).
  • Wages (cleaners, gardeners, building and equipment maintenance, reception and administration, and night staff).
  • Maintenance of buildings, amenities, lighting, roading and gardening.
  • Maintenance and running costs of courtesy vehicles and other plant.
  • Heating, lighting and other running costs of amenities such as our swimming pool and Internet suite.
  • 24-hour emergency call system, smoke and fire sprinkler alarms, maintenance costs.
  • Local body rates on all community buildings, grounds and facilities.
  • Most entertainment.

Glenbrook residents are responsible for their own house's rates, personal electricity and telephone services and personal possessions insurance.

How is the deduction calculated?

The overall deduction is made up of two components:

  1. Your Community Contribution: This is a deduction of 3% of your Occupation Right Agreement Payment each year for the first five years of occupancy (i.e. up to a maximum of 15%).
  2. Your Chatsford Village Trust Contribution: This is a deduction of 1% of your Occupation Right Agreement Payment each year for the first five years of occupancy (i.e. a maximum of 5%).

How your contributions are spent

This deduction is applied in the following way:

  1. Community Contribution
    Your Community Contribution helps finance our ability to provide all of the community amenities that our residents are able to use and enjoy during their time at Chatsford. A portion of this contribution also covers the return on investment for the developers of Chatsford.
  2. Chatsford Village Trust Contribution
    The Trust was established to ensure that there are funds available to help with any future upgrades and major maintenance costs within Chatsford. The Trust allows this work to be carried out without placing additional demands on the Community Outgoings charge.
